INVENTORIES

Rubislaw Inventories Ltd offers an up-to-date format of reports which are carried out on an iPad. Reports are detailed with descriptions and photos throughout. We cover all property sizes and types, furnished or not and we will email you a PDF version of the report within 24 hours of the report being carried out. The documents are easy to follow for both the Landlord and the Tenant.

Tenants are provided 7 working days for any comments they wish to add to the report. Such additional comments are taken into account by the clerk during the End of Lease Recheck.


Inspection Reports

During the tenancy Rubislaw Inventories Ltd will attend the property and carry out an assessment of the property on behalf of agents and landlords. Such reports shall highlight cleanliness, neglect, defects, required repairs and any health and safety issues that might have occurred. The report also assists in determining if a tenant is complying with their contractual agreement.


End of lease recheck report

At the end of the tenancy Rubislaw Inventories Ltd will make a comparison report of the property and furnishing, highlighting any changes, damages or unclean areas of the property. It is at this point of the process that the benefit of using an independent inventor is most obvious as the trained inventor will make informed decisions on what is regarded fair wear and tear, the amount of cleaning required to return the property to the condition in which it was first presented. Also the level of charges that may be required due to excessive wear or damage. The length of a lease, the condition of the property was provided and the quality of the fixture, fittings and furniture effected.


REpairing Standards Reports

Landlords are now required to ensure that all elements of a property are fully operational and fit for purpose at the start of a new tenancy. The criteria for what must be checked are significant and as an additional service Rubislaw Inventories Ltd can undertake the check to the standards required by legislation. This ensures that a signed Repairing Standards letter can be given to the tenant with the lease at the beginning.
